Choosing the Right Apartment in Hyderabad: Location, Layout, Light and Community

A practical way to weigh the four things that matter most before you shortlist, written for buyers comparing projects in West Hyderabad.

Start with the commute, not the brochure

Most Hyderabad buyers who regret a purchase did not get the apartment wrong; they got the location wrong. Before you look at a single floor plan, write down where the household travels on a normal weekday: offices, schools, a parent's home, the airport if you fly often. Then test each shortlisted area at the time you would actually travel. Kokapet and Narsingi keep the drive to the Financial District, Gachibowli and HITEC City short. Tellapur, Kollur and Mokila give you more space for the budget but add fifteen to thirty minutes on the Outer Ring Road. Neither is better; the right answer depends on how many of those trips you make each week.

Layout: measure how you live, not just square feet

Developers quote super built-up area, which includes a share of corridors, lobbies and amenities. Ask for the carpet area, which is the floor you actually walk on, and compare projects on that number. A 1,650 sq ft apartment with a 1,150 sq ft carpet area is a very different home from one with 1,300 sq ft of carpet. RERA requires developers to state carpet area, so it should be on the price sheet.

• Walk the plan with furniture in mind: does the main bedroom take a king bed and wardrobes with a clear path?
• Check the kitchen: a utility balcony, a window and enough counter length matter more than the finish.
• Count the bathrooms against the people who will use them at 7am.
• Note the dead space: long corridors and odd corners are area you pay for but cannot use.

Light and ventilation in a Hyderabad summer

Hyderabad afternoons from March to June are hot and bright, so orientation changes your comfort and your electricity bill. West-facing living rooms and bedrooms take the full afternoon sun; east and north-east facing homes stay cooler and get morning light. Ask which way the balconies face, how far the next tower is, and whether windows on two sides allow cross-ventilation. Higher floors catch more breeze and less dust, but check lift capacity and power backup for the lifts before paying a floor-rise premium.

Community and the amenities you will actually use

A clubhouse brochure can list forty amenities; most families use five. Decide which ones matter to you, such as a pool the children will use, a gym you will walk to, a crèche, or a walking track, and judge the project on those. Then look at the things that shape daily life more than amenities do: how many apartments share each lift and lobby, how visitor parking works, whether there is a convenience store within walking distance, and how the resident association is set up once the developer hands over.

A short shortlist beats a long one

Visiting eight projects blurs them together. Use the commute test to pick two neighbourhoods, then compare two or three projects in each on carpet area, orientation, readiness and the all-inclusive price. Visit the shortlist twice, once on a weekday evening and once at the weekend, and ask the same questions at each. Brolly Realty accompanies buyers on these visits across Kokapet, Narsingi, Tellapur, Kollur and Mokila and shares the price sheet and TS RERA registration for each project before you go.
